Green leasing is a critical tool for aligning the environmental, operational, and financial goals of landlords and tenants by incorporating sustainability provisions directly into lease agreements. As one of the earliest points of negotiation between landlords and tenants, the lease helps establish expectations for the partnership, and creates a framework for collaboration between both parties throughout the lease term. Green leases can help ensure that energy efficiency, emissions-reduction, and other sustainability measures, can be successfully implemented by defining performance expectations, establishing standards for the asset and tenant spaces, and clarifying the respective roles and responsibilities of both landlords and tenants. In this session, we will explore the alignment between the Green Lease Leaders program and the Green Leases credit in LEED v5 for Core and Shell. We will also highlight the relationship between Green Lease Leaders and the LEED v5 Operations and Maintenance rating system, demonstrating how green leasing strategies can support ongoing building performance and sustainable operations. Audience members will also learn about the current state of green leasing and emerging best practices, and hear from practitioners who utilize both Green Lease Leaders and LEED v5 standards to advance building decarbonization goals, improve transparency, strengthen landlord-tenant collaboration, and reduce financial and operational risk.
